North Port's flip to a seller's market got the headlines in June, but a second Southwest Florida city quietly crossed the line in the very same month, and it flipped even harder. Englewood, Florida hit 4.4 months of inventory in June 2026, down from a deep buyer's market at 8.6 months just one year ago. The driver: a listing drought, with only 74 new listings all month against 122 sales. In this Englewood market update, we break down the quietest flip in Southwest Florida and what it means for you, whether you are buying, selling, or staying put.

Here is what happened in Englewood in June 2026:

  • Months of inventory hit 4.4, officially a seller's market for the first time we have tracked

  • One year ago Englewood was at 8.6 months, a deep buyer's market

  • Active inventory fell to 520 homes, down 36% from a year ago and nearly half of the early 2025 peak

  • Only 74 new listings came on all month, the fewest we have tracked, while 122 homes sold

  • Sellers collected 94% of asking with homes averaging 101 days on market

  • Median sold price: $330,000
