Venice, Florida flipped to a seller's market almost a year before the rest of Southwest Florida, and it just keeps tightening. In June 2026, Venice hit 3.6 months of inventory, the deepest seller's market of the five cities we track, and active listings fell below 1,000 for the first time. Active inventory fell to 956 homes, the first time under 1,000, down 32% from a year ago

Months of inventory hit 3.6, falling every single month since January

Venice has been in seller's market territory since August 2025

Homes sold in 84 days on average, with sellers collecting 96% of asking

Median sold price: $375,000
